The Brief
When DiversiTech International, a global leader in HVAC, refrigeration and building services products, secured a 70,000 sq ft Grade A industrial unit at Power Park Nottingham, they needed a partner who could transform an empty shell into a modern, future ready headquarters.
Proici Commercial Interiors were appointed as Principal Main Contractor to deliver the full design and build, combining office fit out, office design, warehouse integration, services coordination and final delivery. The aim was to create a headquarters that felt professional, efficient and future-ready, while still working for the people using it every day.
A Strategic Move to Power Park
DiversiTech chose Power Park Nottingham for its transport links, scale and ability to support the business as it grows. The building created an opportunity to consolidate multiple functions into one high-performance site, with warehouse operations, office teams and customer-facing areas working under one roof.
Proici’s task was to reconfigure the space to create a connected operational environment where warehouse and office teams could work seamlessly together.
The space needed to feel joined up, not divided, with a layout that supported day-to-day movement, staff communication and long-term flexibility.
A vision for Innovation and Collaboration
The brief centred on creating a workplace that reflected DiversiTech’s brand and ambition. It needed to support agile working, give staff a modern environment and create a professional setting where customers could be welcomed with confidence.
Proici developed a design that balanced collaboration with focus. Open-plan workspaces, meeting suites, agile zones and practical welfare areas were planned around the needs of a diverse workforce, so office-based teams, warehouse staff, managers and visitors could all use the building comfortably.
Engineering a High-Performance Warehouse
The warehouse was transformed into a high-efficiency operational hub, with two mezzanine floors, a three-tier shelving system and racking for 5,000 pallet locations. The 3-tier shelving system offers over 10,000 pick locations across 3 floors, on just a 250m² footprint. This created the storage capacity DiversiTech needed, while giving the business a more structured and scalable warehouse operation.
Improved lighting, fire systems and access routes helped strengthen safety, circulation and daily operational performance. By integrating the warehouse fit out with the wider office and welfare scheme, the building now works as one connected headquarters rather than two separate environments.
Designing a Workplace That Works Harder
More than 4,600 sq ft of office and welfare space was designed around people, performance and flexibility. The layout includes open-plan offices, meeting rooms, agile working zones, tea points, breakout areas and staff welfare facilities, all planned to support the way DiversiTech’s teams work each day.
The office areas were zoned to support different working styles, from focused work and private conversations to collaboration and customer meetings. Acoustic treatments, feature panels and suspended rafts help manage sound across shared spaces, creating a workplace that feels busy and connected without becoming disruptive.
Architectural Character and Visual Identity
Large-scale graphics, bespoke manifestations and contemporary finishes give the headquarters a strong visual identity. The design brings the DiversiTech brand into the workplace in a way that feels considered, not overdone, helping the building feel like a true headquarters rather than a generic industrial unit.
Acoustic feature panels and suspended rafts manage sound while adding depth and texture. Pendant lighting helps define zones and creates warmth.
The Social Heart of the Building
The central breakout and canteen space was designed to bring office and warehouse teams together in a shared, inclusive environment. It gives staff a place to pause, meet, eat and connect away from their immediate work areas.
A mix of high tables, low benches, soft seating and practical dining areas supports everything from lunch breaks to informal catch-ups. Durable fabrics and practical finishes ensure the space performs for all staff, while still feeling welcoming and comfortable throughout the day.
Supporting People and Daily Operations
Modern changing rooms, well-equipped tea points and generous welfare areas support staff across both office and warehouse functions. These spaces are essential in a hybrid industrial office environment, where the needs of different teams have to be considered equally.
Meeting rooms and quiet corners provide flexibility for focused work, collaboration, private conversations and customer meetings. The result is a people-centred workplace that supports productivity, wellbeing and daily operations without losing sight of practical business needs.
The Outcome
The completed headquarters gives DiversiTech International a bold, future-ready UK base that reflects the company’s ambition and supports its next stage of growth. Warehouse, office, customer-facing and welfare areas now work together as one cohesive environment.
Staff have a workplace they can feel proud of, collaboration across teams has strengthened and the building now provides a stronger setting for hosting customers on site.
