Living Aid Provider – Kent

The Brief

Our client is a leading supplier of independent living aids which had began to outgrow their existing industrial units in Kent, and found they required a new space which would allow the upscale of their business operations to meet their growing requirements.

The client decided to occupy a new warehouse unit in Maidstone, Kent which provided an footprint of 59,000 square feet to support the growing operation, while also providing practical, comfortable and professional spaces for the teams working within it each day.

In order to effectively use the available footprint, they contacted Proici Commercial Interiors to provide the industrial fit-out expertise required to deliver a comprehensive turnkey fit-out of both the warehouse and soon to be formed office locations within the premises.

For Proici, the priority was to create a working environment that balanced people, process and performance. The office and welfare spaces needed to feel considered and usable, while the warehouse areas had to support efficient movement, safe workflows and long-term operational growth.

Creating Practical Office and Staff Spaces

One of the key elements to the project was the creation of new office accommodation within the wider warehouse environment. These areas needed to give our client a professional base for day-to-day administration, management and visitor facing activities, while remaining closely connected to the operational side of the business.

The newly constructed office space benefits from an open plan design, complete with new modern and functional furniture to create a comfortable workspace of employees. Full height glass partitions help separate the meeting rooms and MD rooms from the main office location, while a range of acoustic panels help minimise noise contamination.

The main office area was designed as an open-plan working environment, supporting communication between teams and allowing staff to work in a clear, organised setting. The result is a practical modern working environment that supports both everyday activities and the professional needs of a growing organisation.

Canteen, Welfare spaces and Everyday Comfort

Alongside the office and meeting areas, the project included the fit out of staff welfare spaces (break out spaces), including a canteen area designed to give employees a proper place to pause, eat and engage with one another during the working day.

In a busy warehouse and logistics-led environment, these spaces plan an important role in staff wellbeing. They help separate break time from operational activity, giving teams a more comfortable and clearly defined area away from the main working floor.

M&E, Air Conditioning and Building Services

To support the new office, wellbeing spaces and operational areas, Proici coordinated a complete mechanical and electrical package across the site.

This included power, lighting, ventilation, extraction and air conditioning, helping create suitable working conditions both across the newly installed office spaces and the wider warehouse environment.

Within the newly fitted offices areas, particular attention was taken to ensure the space not only support daily use but also worked to create a comfortable working environment through climate control, optimal lighting and practical power accessibility.

By combining the works as part of the overall fit out package, Proici helped ensure the space was not only visually complete, but functional, compliant and ready for occupation.

Mezzanine Floor Installation

To increase usable floor area and support the wider fit out, a 665m2 mezzanine floor was installed within the warehouse. This mezzanine created additional capacity without requiring our client to expand beyond the buildings footprint.

This installation also allowed the underside of the structure to be used for the new cleaning, testing and repair facilities, making better use of the available height within the unit.

The mezzanine was constructed with 1-hour fire protection, helping the building meet the required safety standards for its intended use.

Warehouse Fit Out and Operational Facilities

Beyond the office and welfare areas, the project included a substantial warehouse fit out designed to support our client’s operational requirements.

The newly installed cleaning, testing and repair facilities have been divided into three distinct zones: Green, Amber and Red. Each zone was designed to support a different stage of the operation, helping the client manage workflow in a more structured and efficient way.

Industrial double-skin steel partitions were used to separate these areas, creating robust and clearly defined working zones within the warehouse. Bespoke stainless steel workbenches were also designed and installed to support specialist testing, repair and assembly tasks.

Pallet Racking, Shelving and Storage Capacity

With our client moving into a larger facility to support their business growth, increasing storage capacity was a major part of the whole scheme.

A new pallet racking system was installed, providing more than 2,500 pallet locations. This gave the client a structured, accessible and scalable storage solutions for a high volume of stock.

In addition to the pallet racking, bespoke cantilever racking and shelving were designed and installed to accommodate larger, irregular or non-standard stock items.

These storage systems were planned around the wider warehouse layout, helping to support safe movement, stock organisation and long-term operational efficiency.

Access, Safety and Warehouse Protection

New external roller shutter doors and pedestrian access doors were installed to support loading, unloading and staff movement. These additions helped the site operate more effectively, particularly as storage capacity and goods movement increased.

Durable epoxy floor paint was applied within the warehouse, creating a robust and slip resistant surface that is easily to clean and maintain. The floor finish also helped define movement routes and working areas within the building.

Armco barriers and pedestrian barriers were installed ot improve safety around vehicle movement and operational zones, helping both staff and newly installed storage solutions.

The Outcome

The completed project gave our client a fully fitted workplace and warehouse facility capable of supporting both current operations and planned future growth.

The new office, meeting room and canteen areas provide a more professional and comfortable environment for staff, managers and visitors. These spaces sit alongside a carefully planned warehouse fit out that included operational testing areas, mezzanine storage, pallet racking, shelving, access improvements, M&E services and safety upgrades.

By bringing the office, welfare and industrial works together under one coordinated project, Proici helped turn a large warehouse unit into a complete working environment.
